Kitchen counter clutter is a negative - store small appliances under the cupboards, remove other unnecessary items to maximize counter space. Storage is important to buyers, remove unused items form closets and storage areas so a potential purchaser can appreciate the space. Watch the Kitchen Odor - make sure garbage has been removed and avoid dinners prior to a showing that include fried meats, shellfish, etc. These smells can be a instant turn-off. Some sellers try to have fresh baked bread or muffins on the counter, leaving a much more pleasant welcome. Room Fragrances - strong scents don't create a positive impression. Some will think you may be trying to cover up a musty smell and others may even have allergies. Clean air is the way to go - if you feel you need a scent, vanilla is mild and appealing. Exterior - Give the exterior a good going over - repair screen doors, touch up paint, repair shutters. Keep grass cut and landscaping neat. Take your pets from the property if at all possible. Not everyone is an animal lover! Vacate Property - It is best if you vacate for the showing - this makes potential buyers more comfortable. If you absolutely must stay, let the Realtor give the tour, too many people in a room make it feel smaller.
